Fence & Gate Installation in Manvel, TX

Wood, vinyl, aluminum, wrought iron and chain-link fences, plus driveway, electric and commercial gates, built and repaired for Manvel from our Galveston base. Manvel is one of the fastest-growing cities in Texas, and its fence code (Chapter 77, Sec. 77-43) sets a 6 ft height cap in single-family districts – 8 ft along a major thoroughfare – plus a detailed, numbered construction standard for wood fences (Exhibit A): post spacing, rot boards, rails and gates. The checker below walks through it.

The short answer

Mustang Fencing Services installs and repairs wood, vinyl, aluminum, wrought iron and chain-link fences, plus driveway, electric and commercial gates, for Manvel, TX from our Galveston base. Manvel sits in northern Brazoria County along the Highway 288 corridor, between Pearland and Alvin – one of the fastest-growing cities in Texas, with population roughly doubling from 10,214 (2020 census) to more than 17,000 by 2023. Its fencing code (Chapter 77, Sec. 77-43) caps single-family residential fences at 6 ft (8 ft on a major thoroughfare), requires a fence permit for most work, and sets a detailed wood-fence construction standard in Exhibit A – exact post spacing, rot board width, and rail placement.

Which Manvel fence rules apply to your project?

Answer a few questions from City of Manvel Code of Ordinances Sec. 77-43 and Exhibit A. This points you to the right rule before you apply for a fence permit; it isn’t a permit decision, and it doesn’t replace a call to the City of Manvel Permits Department for anything site-specific.

General guidance, not a permit decision: the City of Manvel Permits Department (281-489-0630) makes the actual call. Based on City of Manvel Code of Ordinances, Chapter 77, Sec. 77-43 and Exhibit A, checked October 12, 2026.

Permits, height and exemptions in Manvel

Manvel’s Code of Ordinances (Sec. 77-43(a)) requires a fence permit to build, rebuild, modify, enlarge or alter a fence, with a city inspection once it’s done. The application needs the fence’s location on a survey or site plan, construction drawings showing it meets the code (engineer-stamped if it’s a masonry fence over 6 ft), and photos if the city asks for them. Three things skip that permit: regular maintenance or minor repairs, agricultural fences on farm or ranch land of at least 2 acres, and any fence already reviewed as part of a building or construction permit.

Height is split by zoning: 6 ft maximum in single-family residential districts, stepping up to 8 ft if the fence sits along a major thoroughfare; other zoning districts allow 8 ft outright, and community fences (the kind an HOA or MUD maintains at a neighborhood’s edge) must be at least 6 ft. A top cap up to 2 in and a rot board don’t count toward that height limit (Sec. 77-43(d)(1)-(3)).

Four panels. Permit required for most fence work, with a three-item application list. Height limits: 6 feet in single-family districts, 8 feet on a major thoroughfare or in other zoning districts. Three exemptions: maintenance/repair, 2+ acre agricultural fences, fences already in a building permit. Location restrictions: inside lot lines, no public land, no blocking drainage, no sight triangles. Manvel’s height rule has one exception most cities don’t: an extra 2 ft allowance specifically for fences on a major thoroughfare.

Exhibit A: Manvel’s wood fence construction standard

Most Texas cities set a height limit and leave construction up to you. Manvel goes further: Exhibit A to the fencing article is a numbered, inspectable construction standard for wood fences. Posts have to be at least 4×4 in (or a masonry pillar, or a 2-in-diameter galvanized pipe), spaced no more than 7 ft apart, with post holes backfilled with concrete up to grade. A rot board – 6 or 8 in wide, 14 ft long so it spans three posts (a 7-ft board finishes a run) – runs along the bottom. Three horizontal 2×4 rails tie the bay together: the bottom rail within 12 in of the picket bottom, the top rail within 16 in of the picket top, and a middle rail centered between them. A top cap up to 2 in is allowed and, like the rot board, doesn’t count toward the fence’s overall height.

Gates get their own three rules: a diagonal support board to keep the frame square, a 36-in minimum opening, and hardware made specifically for gates rather than general-purpose hinges and latches.

A wood fence bay elevation showing 4×4 posts at 7 foot maximum spacing set in concrete, a top cap not counted toward height, top/middle/bottom 2×4 rails, and a 6 to 8 inch rot board at the base. A spec list numbers all 12 Exhibit A items. A gate detail panel shows a diagonal brace and 36 inch minimum opening. Questions we get about this

Do you install fences and gates in Manvel, TX?
Yes. We install and repair wood, vinyl, aluminum, wrought iron and chain-link fences, plus driveway, electric and commercial gates, for Manvel from our Galveston base, and we’ve completed four projects there (see Recent work above).
Do I need a permit for a fence in Manvel?
In most cases, yes – City of Manvel Code of Ordinances Sec. 77-43(a) requires a fence permit to build, rebuild, enlarge or alter a fence, with a city inspection on completion. Regular maintenance/minor repairs, agricultural fences on 2+ acre ag land, and fences already approved in a building permit are exempt.
How tall can a fence be in Manvel?
6 ft maximum in single-family residential districts, or 8 ft if the fence is along a major thoroughfare. Other zoning districts allow 8 ft outright, and community fences must be at least 6 ft (Sec. 77-43(d)(1)-(2)). A top cap up to 2 in and a rot board don’t count toward that height.
What does Manvel’s wood fence construction standard require?
Exhibit A: pressure-treated wood or cedar, minimum 4×4 in posts (or masonry pillars/2-in pipe) spaced no more than 7 ft apart and set in concrete to grade, a 6-8 in rot board, and three horizontal 2×4 rails positioned near the top, middle and bottom of the pickets.
What are the gate rules in Manvel?
Gates need a diagonal support board, a minimum 36-in opening, and hardware made specifically for gates (Exhibit A, items 10-12).
Is barbed wire allowed in Manvel?
Only on agricultural property of at least 2 acres, where the barbed portion can’t exceed 52 in above the ground, or as a cradle on top of a fence enclosing a public utility or public facility building where the City Manager finds it necessary for security (Sec. 77-43(d)(4)).
Can I build a completely solid privacy fence around a vacant lot in Manvel?
Not on the front or street side if it would completely block the street’s view of the vacant property – Sec. 77-43(d)(5) requires those fences to allow visibility from the abutting street.
