Fence installation on Galveston Island: what we build

As a local fence builder, we install new fences and gates for homes, rentals and businesses across Galveston Island:

• Fences: wood privacy and picket, vinyl, aluminum, ornamental iron and chain link.
• Gates: walk gates that match the fence, driveway gates, wrought iron gates and electric gates, with openers and access control when you want them.
• Pool barriers built to the code the City’s pool permit names (pool fencing), and custom designs for historic and elevated homes.

The island has two very different kinds of lot. In town, older homes sit on narrow lots with alleys, mature trees and, in the historic districts, design review. West of the seawall, homes are raised on pilings, with beach, canal and bay lots, and subdivisions with their own HOA rules. The fence that suits one rarely suits the other, so we start every job by looking at the lot.

The three questions on the City fence permit

Inside the City of Galveston, every fence permit goes to the Development Services Department (Planning and Development Division, 3015 Market). The application asks three things about where the fence is going. Answer no to all three and it’s a straightforward application. Answer yes to any of them and something extra goes with it.

1. Is the fence in a historic district, or is the property a historic landmark? Attach photographs of any existing fences on the site and the design of the proposed fence. That covers the East End, Silk Stocking and Lost Bayou historic districts. Work in a historic overlay district needs a certificate of appropriateness. The City’s Historic Preservation Officer can approve eligible work administratively; other applications go to the Landmark Commission (LDR §10.106).
2. Is the fence in the Cedar Lawn Neighborhood Conservation District? Cedar Lawn is the only conservation district the form names.
3. Is the fence within 1,000 feet of mean high tide? Email a site plan to the City’s coastal division at coastalresources@galvestontx.gov. That catches more of the island than people expect, from the seawall blocks to the West End beach lots.

Every applicant also certifies that the owner approved the fence, that it doesn’t violate any deed restrictions, and that it complies with Sections 2.501 and 2.601 of the Land Development Regulations.

Choosing materials for salt air and Gulf wind

Everything on the island lives in salt air, humidity and strong wind. That changes which details matter:

• Hardware and fasteners fail before most fence materials do. Galvanized or stainless fasteners, hinges and latches are worth asking about for any fence. Nearby Tiki Island and Bayou Vista go further and require hot-dipped galvanized steel, fasteners included, for metal and chain link fences.
• Wood is the most affordable way to get privacy, but it swells, shrinks and weathers with Galveston’s humidity. Plan on sealing or staining it.
• Vinyl won’t rot or rust and suits open picket styles under raised homes. Because its spacing is set by the factory-routed rails, choose the style with the spacing you need.
• Aluminum gives the look of iron without rusting, which makes it a common choice near the beach and around pools.
• Iron and steel are the strongest and heaviest options, and need their protective coating kept intact in salt air.
• Wind: a solid fence catches the full force of the wind, while an open one lets it through. Post spacing, footing depth and gate framing get sized for the site at the estimate. Fort Crockett and the seawall blocks

Fort Crockett doesn’t have a page of its own; it’s covered here. It sits along Seawall Boulevard in the middle of the city, so the same City of Galveston rules apply as anywhere else on the island. The difference is location: lots near the seawall are the ones most likely to fall within 1,000 feet of mean high tide, which means a site plan for the coastal division with the fence permit. Seawall lots also face the open Gulf, so we pay extra attention to post spacing and gate hardware there.

From estimate to finished fence

1. Free on-site estimate. We walk the line with you, measure it, and note grade, drainage, trees, utilities, easements and where gates go. We check which of the three permit questions apply and whether an HOA or deed restriction is involved.

2. Material and design. We talk through wood, vinyl, aluminum, iron and chain link for your spot, and the hardware to go with it. You get a written estimate after the visit.

3. Permit and approvals. The fence permit, plus any historic-district attachments, coastal site plan or HOA approval, comes before any post goes in.

4. Installation. Posts are set, panels or pickets hung, and gates adjusted so they swing and latch properly. We walk the finished fence with you before we leave.

What affects cost and timing: the length and height of the run, material, the number and width of gates, soil and access (alleys, raised homes, sand), removing an old fence, and how long approvals take. Historic-district and HOA reviews add time before the build, not during it. Financing is available through the providers on our financing page, subject to credit approval.
