Electric Gate Installation in Galveston, TX

An electric gate is three things working together: a gate built to be automated, an operator rated for it, and a safety system that stops and reverses before it can hurt anyone. On the island, add a fourth: electronics that stay above the flood. Here is what each part involves.

The short answer

In the City of Galveston, the residential code adopted in 2023 includes IRC Appendix AO: at a one- or two-family home, a vehicular gate that is to be automated must meet ASTM F2200, and its opener must be listed to UL 325. In practice that means an operator of the right class (Class I for homes of one to four families) that is rated for the gate's weight and length. It also means at least two independent entrapment protections in each direction wherever someone could be caught, all monitored by the operator. Controls go at least 6 ft from the gate, there are two warning signs, and people get a separate walk gate. On a flood-prone lot, keep the controls and batteries above the flood level: the city's minimum for new electrical equipment in flood zones is 18 in. above base flood elevation.

What you are buying: gate, operator and safety system

The gate. ASTM F2200 sets how a gate that will be automated is built: no latch, no walk door in the moving leaf, smooth bottom edges, and for slide gates, screening to 6 ft, guarded rollers and positive stops. A manual gate "that is to be automated shall be upgraded to conform", and the same applies when an old operator is replaced. Choosing the gate itself is covered on driveway gates.

The operator. Swing gates use an arm-type operator beside the gate or an underground operator below the hinge. Slide gates use a pad-mounted operator that drives the gate along its length. Each is listed for one or more UL 325 classes and rated for a maximum gate weight and length. Power is either hard-wired or solar, usually running a 24-volt motor with battery backup (AC vs DC operators, solar gate openers).

The safety system. UL 325 requires entrapment protection: the operator's built-in sensing and, for most gates, external photo eyes or edge sensors placed at each spot where a person could be caught. It is part of the installation, not an optional extra (UL 325 and ASTM F2200 explained).

The controls. Remotes, keypads, telephone entry and app control decide who can open the gate. Those choices are covered on gate automation and access control and keypad vs remote.

Every spot where a moving gate meets something solid is a possible entrapment zone. The operator's manual lists which sensors protect which zone; the installer places them for the site.

The safety rules, in plain terms

UL 325 is the safety standard for gate operators, and DASMA's summary of it for installers is clear about what a gate system needs:

  • Two independent protections, each direction. Where there is a risk of entrapment, at least two independent means of protection are required in each direction of travel. Every external device (photo eye, edge sensor) must be monitored, so the gate won't run if one is missing or broken.
  • Stop and reverse. After sensing an obstruction, the gate must start reversing within 2 seconds and travel at least 2 inches.
  • Speed. Class I and II slide operators may not exceed 1 ft per second when pulling 75 lb or more.
  • Controls and signs. Controls must be at least 6 ft from the gate to prevent reach-through injuries, and at least two warning signs must be visible from both sides.
  • People and vehicles apart. Operators are for vehicular gates only, never pedestrian gates, and a separate walk gate is required where people are likely to walk.

Choose the operator class for the property. UL 325 defines Class I as residential (a home of one to four single families), Class II as commercial or general access (including multifamily housing of five or more units, hotels and retail), Class III as industrial sites not open to the public, and Class IV as guarded, restricted sites. Two operators, two kinds of limit

Published maximum gate weight for one swing operator (per leaf, falling as the leaf gets longer) and one slide operator (any travel from 4 to 50 ft). Check your gate against the rating of the operator you choose.

The City of Galveston requires new electrical equipment in its flood zones to sit at least 18 in. above base flood elevation. The code doesn't name gate operators, but it is a sensible target for the parts that salt water ruins. Some systems, such as underground swing operators, keep the control board in a separate box that can be mounted high.

Power, batteries and outages

Many operators run a 24-volt DC motor from a transformer, with batteries that keep the gate working through an outage. The swing operator manual we cite recommends replacing its batteries every 3 years, and lets the owner choose whether the gate opens or stays closed when the battery runs critically low. Lightning and surges. Both manuals call for an earth ground rod within 3 ft of the operator; without it the operator is "more susceptible to lightning and surge damage".

From estimate to working gate

  1. Free on-site estimate. We look at the gate (or the opening), its weight and length, the swing or slide room, power, the flood level, and how people and vehicles use the entrance.
  2. Design and written price. Gate changes needed for ASTM F2200, the operator and its class, sensors, controls and power, in writing.
  3. Installation. Pad or mounting, operator, wiring and grounding, entrapment protection, warning signs and controls.
  4. Setup and test. Limits and force set, every sensor tested to stop and reverse the gate.
  5. Handover. We show you the manual release, the battery setting and the controls.

What affects cost and timing

  • Gate weight and length. Heavier or longer gates need higher-rated operators.
  • Existing gate condition. Automating an existing gate may mean upgrading it to F2200 first, and reinforcing hinges or posts (repair or replace?).
  • Power. Trenching for power, or solar panels and batteries sized for your daily cycles. A power trench dug by machine 16 in or deeper counts as excavation under Texas law, so the 811 ticket comes first (calling 811 before you dig).
  • Safety devices. The number of entrapment zones sets the number of sensors.
  • Access control. A basic keypad costs less than multi-user or telephone entry (what a telephone entry system is).
  • Flood-level work. Raised pads and separate high-mounted enclosures.

Questions we get about this

Can you automate a gate I already have?
Often, but ASTM F2200 says a manual gate that is to be automated must first be upgraded to meet it. That can mean removing the latch, adding a separate walk gate, screening a slide gate to 6 ft or changing the clearance around a swing leaf. The hinges and posts must also carry the gate freely. Should an electric gate be a swing gate or a slide gate?
Measure the site first. An automatic swing gate needs clear, level ground behind the opening as deep as each leaf is long, has to swing inward (the UL 325 instructions say swinging gates shall not open into public access areas), and needs a bottom-edge sensor if the gap under it is 4 to 16 in anywhere in its swing. A double swing gate needs one operator per leaf. A slide gate needs a straight fence run beside the opening instead: about the opening’s width for a V-track gate, or the opening plus a counterbalance tail of at least 40% for a cantilever. Which UL 325 class does my gate operator need?
Class I for a home of one to four single families. Class II for commercial or general-access sites, including apartments of five or more units, hotels and retail. Class III for industrial sites not open to the public, and Class IV for guarded, restricted sites. The operator's manual lists the classes it is listed for.
Solar or hard-wired — which is better?
Solar avoids running electrical service to the gate; hard-wired can be more reliable if power is already nearby. See our solar gate opener guide.
What happens to an electric gate during a power outage?
It depends on the operator and how it is set. Gate operators normally have a manual release so the gate can be moved by hand once it has stopped: the LiftMaster CSW24UL and CSL24UL manuals describe a release handle on the operator, and the FAAC 770 underground operator uses a key release on its bracket. Many 24-volt operators also run on backup batteries, and some can be set to open when mains power fails and stay open until it returns. Can you install an electric gate in a flood zone?
It can be done well on a flood-prone lot. The plan is to keep the control board, batteries and surge protection above the flood level and let only the motor sit low. For new buildings in its flood zones, the City of Galveston requires electrical equipment at least 18 inches above the base flood elevation, which is a sensible target for gate electronics too.
