Commercial Gate Installation in Galveston, TX

Gates for apartment complexes, HOAs, storage yards, warehouses and retail sites. A commercial gate runs far more often than a home gate, serves many users, and often crosses a fire lane. That changes the operator class, the gate design and who has to approve it. Here is what to settle first.

The short answer

Start with three questions. Who uses the site? UL 325 sorts gate operators by class: Class II for commercial and general-access sites, including apartments of five or more units, hotels and retail; Class III for industrial sites closed to the public; Class IV for guarded sites. Does the gate cross a fire lane? In the City of Galveston, the adopted 2021 fire code requires the fire marshal's approval and an approved means of emergency operation. The gate must be at least 20 ft wide (12 ft each for a divided road), open by hand by one person, and use a UL 325 operator on an ASTM F2200 gate. What will the traffic do to it? Cantilever slide gates keep the opening free of track. The CLFMI guide calls for a back frame of at least 40% of the opening and an initial pull of no more than 40 lb.

Built for traffic, many users and inspections

A home driveway gate might open a few times a day. A gate at an apartment complex, HOA entrance, storage yard or warehouse opens for every resident, tenant, delivery and service truck. The gate, operator and controls have to be chosen for that.

  • The right operator class. UL 325 classes are based on who uses the site (see the short answer above), and each operator is listed for specific classes. Match them. Both LiftMaster operators cited on this page list a continuous maximum duty cycle.
  • A gate that moves easily by hand. This matters for fire access and for when the power is out. The CLFMI guide asks for cantilever gates that start moving with no more than 40 lb of pull.
  • Access control for many users. Codes, cards, remotes and telephone entry for tenants and visitors. See commercial access control and commercial automatic gates.
  • Separate pedestrian access. Vehicular gate operators are for vehicle gates only. People need their own walk gate, placed away from the moving gate.

Gates across fire lanes in Galveston

The City of Galveston adopted the 2021 International Fire Code, including Appendix D on fire apparatus access roads. For a security gate across one of those roads, section 503.6 says the installation "shall be approved by the fire code official", the gate needs "an approved means of emergency operation", and both "shall be maintained operational at all times". Electric operators must be listed to UL 325 and automatic gates built to ASTM F2200.

Appendix D adds specific criteria: a single gate at least 20 ft wide (12 ft for each gate on a divided road), built of materials that allow manual operation by one person, with locking methods approved by the fire code official. In Galveston that is the fire marshal. Whether a particular drive is a fire apparatus access road is a site-plan question for the fire marshal. Other cities in Galveston County make their own fire code adoptions.

A heavy solid panel that one firefighter can't push open with the operator disconnected is a problem under the one-person rule. A balanced cantilever gate with a clear opening makes it easier to meet. More detail, including key boxes and emergency devices: commercial gates and the fire code.

How long a cantilever gate gets

Total gate panel length (opening plus counterbalance tail) for the overhangs one maker publishes. When open, the whole panel parks beside the opening, so this is also the run-back you need.

The tail (back frame) balances the gate, so nothing has to cross the opening. That keeps the gate clear of mud, gravel and truck tires, and makes it easier to move by hand.

Cantilever, V-track or swing?

Cantilever slide gates suit busy commercial entrances. They hang from rollers on posts beside the opening, so there is no track in the drive to fill with gravel or be crushed by trucks. They need the longest clear run beside the opening (the chart above). The CLFMI guide also calls for roller guards and 4 in. gateposts.

V-track slide gates roll on a track fixed to the pavement, twice the opening long. They need less run-back but the track must stay level and clean: the operator manual we cite lists debris on the track as a cause of alarms.

Swing gates suit narrower or occasional-use openings where there is clear depth inside the site. Automated swing gates must not open into public access areas, and very wide leaves need very heavy posts and operators.

From site visit to working gate

  1. Free on-site visit. We measure the opening and run-back, look at traffic, grade and pavement, power, and whether the drive is a fire lane.
  2. Design and written price. Gate type and size, operator and class, entrapment protection, access control, and any emergency opening device, in writing.
  3. Approvals. Fire marshal review where the gate crosses a fire lane, and any permits the site needs.
  4. Installation. Posts and footings, rollers or hinges, the gate, operator, sensors, controls and signs.
  5. Testing and handover. Every sensor, manual operation and the emergency device tested, and managers shown the release and controls.

What affects cost and timing

  • Opening width and gate type. A cantilever gate's tail adds length; wide swing leaves need heavy posts.
  • Operator and duty. The class and rating the site needs.
  • Access control. Multi-user keypads, card readers, remotes or telephone entry.
  • Fire access. The emergency opening device the fire marshal approves, and any key box.
  • Site work. Pavement cutting, grading, power runs and footings.

What gate type is best for heavy daily use?
Usually a cantilever slide gate. It hangs from rollers beside the opening, so there is no track in the drive to collect debris, and a well-balanced one moves easily by hand. It needs a clear run beside the opening about as long as the opening plus its tail. We confirm the fit at the site visit.
How wide does a gate across a fire lane have to be?

Does the fire marshal have to approve our gate?

Can we put barbed wire on top of the gate?
In the City of Galveston, only for certain uses when visible from a street: public utility buildings, protective care, correctional, industrial and agricultural uses, or where state or federal law requires it (LDR §2.601). On an automated gate, ASTM F2200 puts barbed wire at least 6 ft and barbed tape at least 8 ft above grade.
